When do I need a building permit for a greenhouse?

Whether a greenhouse requires a building permit depends on the federal state, size, height and use. Check the state building regulations and contact the responsible building authority before starting construction. If approval is not required, written confirmation is recommended.

For somewhat more extensive buildings with a correspondingly large roof area, you will hardly be able to avoid going to the responsible building authority in person. Landscape architects and landscaping companies from the region are also usually willing to provide information here (and free of charge).

Even if the responsible authority does not need to issue a building permit for the new greenhouse, always have such information confirmed in writing by the clerk at the office. Once the official confirmation has guaranteed grandfathering, this no longer applies if the greenhouseis to be retrofittedwith a heating or water installation, for example. One of the most common points of contention is, for example, that building owners do not comply with the legal provisions of the currently valid Energy Saving Ordinance (EnEV) due to ignorance.

Even if all legal modalities and the prescribed minimum distance from the property line are adhered to, aclarifying conversation with the neighboring neighborhood always makes sense, and even more so in the case of (officially approved) border development. Neighbors can generally become annoyed about anything that has not been discussed with them beforehand, for example if they are blinded by the glass gable of the new greenhouse or if their view from their property is blocked.

To prevent later misunderstandings and possible disputes: When you visit the building authority, it is best to take a scale drawing of your personal development plan with you, even if the greenhouse does not require a building permit. And: Be sure to have the decision confirmed in writing.
